TAIPEI (TVBS News) — Taiwan's presale housing market plummeted 73% in the first 10 months of 2025, with transactions falling to just 30,180 units compared to 111,773 units in the same period of 2024, Yung Ching Realty Group (永慶房屋), a major Taiwan real estate firm, reported on Monday (Jan. 5). Total presale housing sales reached NT$590 billion (around US$18.8 billion) in the first 10 months of 2025, representing a sharp 70.3% decrease from NT$1.99 trillion (around US$63.6 billion) in 2024. The decline reflects a broader trend of cautious consumer sentiment across Taiwan's property market.
Chen Chin-ping (陳金萍), deputy manager at Yung Ching Realty Group's research center, noted that market sluggishness from the second half of 2024 persisted into 2025. Chen observed that consumers have become more conservative and cautious about home purchases, leading to the decline in transaction volumes across Taiwan. Puzi City (朴子市) in Chiayi County, a municipality in southwestern Taiwan, recorded the steepest decline with a 95.4% drop in presale transactions, totaling only 41 units.
The anticipation of increased employment and population due to TSMC (台積電), Taiwan Semiconductor Manufacturing Company, presence in the Chiayi Science Park led to a rapid surge in housing supply that now exceeds demand. Baoshan Township (寶山鄉) in Hsinchu County, a northern Taiwan municipality, saw a 92.3% reduction in presale transactions, ranking sixth in decline. TSMC's factory effects and high property prices in the Hsinchu area influenced the sharp downturn in Baoshan Township's housing market.
Kaohsiung City, Taiwan's second-largest city in the south, saw districts including Dashu (大樹區), Cianjin (前金區), Renwu (仁武區), and Fongshan (鳳山區) experience declines of over 90% in presale housing transactions. Kaohsiung previously enjoyed a booming market due to industrial developments, but policy impacts in late 2024 led to a contraction in sales volume.
